Measured work example

Description Amount
Facing brickwork to plots 14–16, 285m² £12,825
Blockwork to garages, 92m² £2,760
Approved extra BW-06: form three additional openings £540
Gross value £16,125

Use the measurement basis and rates from the subcontract. Do not mix daywork and price work without labels.

Daywork sheets

Record date, operatives, hours, task, plant, materials and supervisor approval. Attach signed sheets and reference them on the invoice.

Variations

Openings, piers, features and remedial work should carry an instruction or variation reference. Use the variation order template.

Retention and applications

Show retention and previous certification separately. The construction valuation template prevents cumulative work being billed twice.

CIS materials

Split labour from bricks, blocks, mortar materials and eligible plant costs. Use actual supported costs under HMRC’s rules, not selling price. See the CIS materials guide.

Final check

  • Are site, plots and work areas shown?
  • Is the measurement basis clear?
  • Are daywork sheets attached?
  • Are extras instructed and approved?
  • Are prior values and retention deducted?
  • Are labour and materials split?
  • Are VAT and CIS correct?
  • Is the payment due date shown?
