Name the tile size, pattern and grout where agreed. Herringbone, mosaics and large format work should not be hidden under one generic rate if they were priced separately.
Customer-supplied tiles
State that tiles are customer supplied and identify the product. Record who carries the risk of shortage, breakage, shade variation or delayed delivery under the quote.
Your materials line can still include adhesive, grout, trims, backer board or membrane that you supplied.
Preparation
Separate levelling, boarding, waterproofing and removal from tile fixing. If the background is unsuitable, document it before adding repair work.
Quantity changes
If measured area differs from the quote, show the agreed measurement and rate. Add approved niches, borders or pattern changes as separate variations.
Deposits and stages
A materials deposit can cover special-order tiles where you supply them. Later invoices deduct the deposit and show the remaining balance.
CIS and VAT
Tiling under a construction subcontract can fall within CIS. Split labour and qualifying materials and use the contractor’s verification result.
Check VAT reverse charge separately. It does not apply to direct homeowner work just because tiling is part of construction.
